The Hunters recently faced tragedy when father Philip sadly passed away aged 40. Philip and his wife Sam had great plans to get the garden beautiful, especially for their eldest son Ethan who is profoundly deaf and struggles to go to local spaces independently.

Eventually we hope to have a whole Sanctum Garden Studios forest! We have pledged to plant one tree for every garden room we sell, so we are aiming for 130 – 150 trees per year.

The only legal restriction is that garden studios cannot be used as overnight accommodation. This means you can let your imagination run wild and create a space that truly reflects your lifestyle and needs.

All of our garden studios have a maximum external size of 2.5m, which means you do not need planning permission for Sanctum garden studios. However, garden studios exceeding 50% of your garden, 30 square metres, contain sleeping arrangements and are within one 1 meter from a boundary line or within 20 metres of your property might need permission. You can consult with your local planning department for peace of mind prior to installation.
Your garden studio is not just a space; it’s an investment. Typically, adding a garden studio can increase your property value by anywhere between 5 and 15%. The exact value will vary depending on the size and quality of the garden studio as well as its features and placement.
For this reason, if you’re considering adding a garden studio and do plan to sell your property, we advise you to leave the studio in situ. Rest assured, your investment in a garden studio is a smart one.
At Sanctum Garden Studios, we understand that every homeowner has unique needs and preferences. That’s why we offer free consultations with our designers to discuss your ideas and requirements. Our experienced team will work with you to design the most suitable garden studio for your home, ensuring that you unlock maximum benefits and enjoyment from the space.
We can offer window and door upgrades, giving you the option to choose from French, Sliding or Bifold doors, and you can choose from fixed or opening windows, too, for added customisation. You can add internal partition walls, and while we don’t offer plumbing services, you can talk to an independent contractor to add bathroom or washing facilities to your garden studio.
Our garden studios are made from a range of high-quality materials. For the foundation, we use a steel frame base and concrete mini pads for durability. The timber framing techniques we employ are used by builders worldwide and ensure a sturdy structure. All our studios are insulated using aluminium foil-faced PIR rigid insulation boards, which provide excellent thermal performance.
All windows and doors are uPVC (unless you upgrade to aluminium) and come compliant to British standard insurance-approved multi-point locking systems.
We use commercial-standard laminate flooring (an additional cost may apply if requested for some studio options) and skirting boards. You can also choose composite cladding or Western Red Cedar Cladding.
All Sanctum Garden Studios come complete with internal electrics, too.
Comfort is key when it comes to our garden studios. All our garden studios are fully insulated, ensuring maximum comfort. They are constructed using a sandwich panel of five different materials, including structural elements, framing, and insulation minerals. We insulate floors, walls, doors, windows, and the roof, allowing you to use them all year round. No matter the season, your garden studio will be a comfortable and inviting space.
We aim to have our garden studios in place and ready to use within a few days depending on the size. We pride ourselves on a fast completion time and rely on MMC’s (Modern Methods of Construction) to do this. This means that the majority of the work is carried out within our workshop. Once you have secured your order with a deposit, the work will start at our Lancashire workshop.
The length of time it takes to complete construction here will depend on the specifications you require for your garden room and will be advised at the time of ordering.
This means that when we arrive to install your garden studio, it will be done very quickly. Our Hampton Studios take one day, our Quad Studios 1.5 days, and our Contemporary/Urban Studios take 2 days to install and complete. Larger studios may require an additional day.
Our garden studios start from £8,995 and vary in price depending on the type of studio you choose and the features and customisation you require for your studio. Prices for our Hampton Garden Studio start from £8,995, QuadPod Garden Studios start from £10,995, Contemporary Overhang Studio start from £15,395, Contemporary Cubed Garden Studios start at £16,275, and Urban Garden Studios start from £15,995. All Sanctum Garden Studios come with a Trading Standards Comprehensive 7-year warranty, and we also offer a 12-month warranty for all fixtures and fittings supplied.
