Outgrown your home but dreading the thought of moving house or the stress of building a traditional brick extension? You aren’t alone. Thousands of UK homeowners are turning to garden rooms as the ultimate shortcut to extra square footage. But when you start browsing, pricing seems sparse and requests you to submit your email before seeing any costings.
So, what is the actual damage? In reality, a fully installed, year-round garden room in the UK can range anywhere from £9,000 to over £40,000. The final figure depends entirely on your size requirements, material choices, and a few critical “hidden” costs.
In this guide, we are pulling back the curtain on UK garden room pricing, breaking down what you get for your budget, and revealing the unseen expenses (like groundworks and electrics) you need to plan for.

When comparing quotes online, always look to see whether these are included, as many quote don’t!
The Plot
First off, you need to spend some time considering exactly where your new studio will go. Consider the size, orientation, any slope, sunlight & shade. If you need to remove an old shed or decking, take out a tree etc. you need to factor the costs of this in now. Whilst we can’t help with the groundwork, we do have strong contacts in certain areas who could help you with these things.
Your plot needs to be level and clear of plants etc. prior to our arrival. Our foundation system is adjustable so can accommodate some degree of sloping, but the more level the better. We can give you advice on this when you send in your plot and access video.
You do not need to pay out for a concrete base to house one of our studios unlike a lot of other companies. This is because we can adjust our foundation system to the ground available- bare earth is perfectly fine. This can save you circa £2,000 depending on the size.
When getting quotes from other companies, look out for whether the foundation system is included in the price. Some companies charge up to £3,000 for this!
Size
We offer tiny offices from 1.8m x 1.8m right up to bespoke sizes of 9m x 3.5m, as well as studios that are extended head height.

The Hampton is our base range and is a very popular option for a garden office function. The Contemporary and Urban range are fully customisable for a bespoke, made for you finish.
If your looking for an extra living space with perhaps a sofa and a pool table, you’ll need to look at a size of around 6.6m x 3.5m.
Finish
Our base range Hampton Garden Studio is a grey weatherboard finish as standard. You can upgrade this to Western Red Cedar to elevate the look of your studio if you so wish. Our QuadPod and Contemporary range is Western Red Cedar finish as standard. If your looking for something a little different then you can opt for our Urban range which comes with composite cladding in a range of colours. The standard finish on all of our studios is included in the cost- not a hidden charge you need to pay for!
You should also consider the internal finish you would like. A simple home office probably doesn’t need more than our standard finish, but if your looking for an extra living space you may wish to upgrade to a plaster and paint finish to really make your space extra special. Similarly, if your considering adding a kitchenette or WC for example, this is where costs can add up. Whilst we can’t fit these ourselves, we are more than happy to lay the pipework required ready for your plumber to do the final fit. Budget anywhere from £500-£3,000 depending on the work required.
Windows & Doors
All of our studios come with a standard door and window specific to the studio range you choose. If you want to upgrade these you absolutely can. French Doors start at £595 whereas the more premium aluminium bifolding doors can set you back circa £2,000 depending on the size.
Sliding doors are a great alternative to bifolds without the hefty price tag- they really do help open up the space and give a modern, clean look.
We can advise you on window and door placements and can create a model for you to see what it will look like with a particular configuration. This is a big decision, so we don’t rush the process!
Electrics
All of our studios come pre-wired with lighting and electrical sockets which are wired to an external junction box. All your electrician needs to do is connect your studio up to your house mains once your studio is installed. The cost of this varies depending on how far away your studio is from your house mains, this dictates not only the amount of work involved but the size of the armoured cable needed too.
We can install additional electrical sockets, do brushed steel upgrades and you can specify where you want sockets to go to ensure the perfect configuration for your own garden studio. Want them in a certain corner? Middle of the wall to go behind a TV? No problem, we’re happy to work with you on custom placements.
Many of our customers opt to have outside lights- these are priced at just £100 each and included on some of our ranges. They are very handy for the dark evenings during Winter!
Flooring
In the Hampton range the standard floor finish is an unfinished structural ply floor, ready to take a laminate floor or carpet. We can fit a commercial grade laminate ‘v’ groove with 100mm skirting boards for £600 if you wish.
For all other studios, the laminate flooring is included in the studio cost and there are three colour options to pick from.
Our laminate flooring is suitable for underfloor heating if want a space saving heat option.
Heating & Air Conditioning
Heating options are a good choice for garden rooms that are being used during Winter. We have Smart heaters (£200), slimline radiators (£350), underfloor heating (cost dependant on size of studio) and even Air Source Heat Pumps (£1800) that provide both cooling and heating options to cover all seasons. These are especially suited to studios being used as gyms.
Because we use the best insulation available, (PIR) our studios retain heat well in Winter and protect against heat gain in the summer months ensuring a comfortable temperature can be enjoyed year round.
Connectivity
You have a couple of options here: go for one of our ethernet ports (£100) or purchase a Wi-Fi extender kit. These have improved massively in recent years and can provide strong internet connection a fair distance away. Budget between £100-1500 for a decent top of the range extender kit.
Delivery & Installation
A lot of garden room companies pricing doesn’t include the basics like delivery and installation- so make sure you ask about this when enquiring! We include delivery and installation as standard on all our studios (aside from the Hampton where we have a delivery surcharge).

So, although each project is different, you will be able to get a dedicated space that’s fully functional and usable year-round for less than you would a house extension. A garden room will also add value to your property, so you can be sure it’s a worthwhile investment.
