Our TV debut on ITV’s Love Your Garden with Alan Titchmarsh!

The Sanctum team were featured installing a 2.4m x 2.4m Contemporary Studio with EPDM rubber cubed roof finished with a sedum ‘green living roof’. After being approached by the Series Producer back in April, we were asked to be involved in a garden created for a well-deserved Durham family.  The Hunters recently faced tragedy when father Philip sadly passed away aged 40. Philip and his wife Sam had great plans to get the garden beautiful especially for their eldest son Ethan who is profoundly deaf and struggles to go to local spaces independently.

The Challenge

The challenge was to create a safe space where they could frame their beautiful view. The show producers felt that one of our smaller Contemporary Studios would fit perfectly in the available space. They wanted lots of glass in the front and back so that Ethan, Sam and his younger brother Joshua could take in the fantastic views of the nature reserve at the back of the garden. 

What we did

The studio was built in just two days and, as with all of our studios, come with fully insulated walls floors and roof panels, along with housing standard double glazing, meaning the family will be able to enjoy using their garden room comfortably all year round.They also have a totally maintenance free EPDM roof membrane and are clad in beautiful Western Red Cedar, both these materials have a lifespan of over 60 years in the UK climate.This Studio was topped off with a fantastic Sedum ‘living roof’. The interior was finished with white walls and an oak laminate floor along with electric socket points and low energy LED lighting. The family were overjoyed with their finished garden and we know they will make fantastic use of their garden room.

ITV The Home Game

In August last year, we were approached by a tv production company who wanted to find a homeowner set to have a garden studio installed amongst other house renovations. Filming was to be for a new ITV homes show set to be broadcast early 2017.

Specifications for The Contemporary Garden Studio.

Minimum preparation required

You don’t need the hassle or expense of having a concrete foundation built prior to our arrival.  We use our own foundation system – an adjustable steel base frame designed by a structural engineer which sits on concrete pad stones on mini piles. This enables us to progress quickly with minimum disruption.  All we ask is that the site is flat and level and that you remove vegetation from the site.  As our studios are under 2.5m high, planning permission is not required in most circumstances but if you are unsure about your planning situation, do call us.

Zero maintenance

Our contemporary studios are clad in beautiful Western Red Cedar which is a highly durable timber and needs no treatment due to its naturally occurring oils.  The roof is formed using a composite ‘sandwich’ panel with a life expectancy of over 40 years untreated.  The doors and windows are top quality, vinyl wrapped UPVC units – no painting or staining is ever required.

Highly insulated

All our contemporary studios have fully insulated walls, roof and floor. We use a ‘sandwich’ panel construction, applying various component layers during manufacture in our workshop. This results in a wall panel thickness of over 135mm, comprising of no less than five different materials incorporating breathable and waterproof membranes, structural elements, and insulation materials. We use aluminium foil faced PIR rigid insulation boards in both the floor and wall panels. This is widely used throughout the construction industry to help meet strict building regulations regarding energy conservation. This type of insulation also protects against heat gain in the summer months ensuring a comfortable temperature can be enjoyed  year round. Another feature of the Western Red Cedar cladding is that it provides a further insulating layer and is regarded as one of the best thermally performing  timbers available.  All our doors and windows are double glazed and use low emissivity ‘K’ glass which reflects heat back into the room whilst allowing some solar gain.

High security doors

Our studios are fitted with top quality, grey vinyl wrapped, UPVC doors and windows with chrome fittings as standard.  The doors utilise a British Standard, insurance approved multi-point locking system and are glazed in toughened low emissivity ‘K’ Glass.  French, bi-folding and sliding doors are available as an optional extra, as are integrated window blinds.  These are fitted between the two panes of glass during manufacture and really add a touch of class to the doors.

Internal electrics

Included as standard are fully installed electrics including sockets and lighting (4 double sockets and 2 double spotlights).  Sockets are flush fitted in the walls as they are in your house – no ugly trunking on show.  These are connected to a consumer unit which is wired to an outside junction box for your electrician to connect. We can provide a specification to your electrician on request. Brushed steel sockets, switches and outside lights are available as optional extras.

Tried and tested timber frame technology

We share timber frame building techniques used by housebuilders worldwide.  This tried and tested technology is proven to stand the test of time and allows the majority of construction to be carried out in a controlled environment off-site ensuring consistent high quality and rapid build times on site.

Rapid installation

We use a modular building system meaning the vast majority of construction is carried out in our workshop.  This enables us to minimise time on site, and therefore disruption to you.  In practice this means smaller studios can be built in a day, with our largest taking up to 3 days.  All you need to do is instruct a local electrician to connect the studio up to your house.

Frequently asked questions.

For the Contemporary range the short answer is none. The cedar cladding will gradually turn to a silver/ grey colour over time. You can apply oil (we recommend Olwatrol) if you want to retain the original hues of the cedar.

For the overhanging roof, the composite roof panels are maintenance-free and have an expected lifespan of over 40 years. For the cubed roof and some bespoke overhangs, the EPDM rubber roof is maintenance-free and has an expected lifespan of over 40 years.

The vinyl wrapped UPVC doors and windows require no maintenance at all, an occasional wipe down will keep them looking good as new.

The only thing we recommend is to clean out the rear gutter occasionally, especially if the studio is located under trees.

For the Contemporary range we need around 35cm between the studio and any boundary fence. However this can be reduced if the studio needs to be right up to a boundary, wall or fence if we use a different cladding system on those walls.

Please call us to discuss if you think you need to do this. If this is the case for the rear, you will need to allow 15cm for the gutter which must not go over the boundary.

If the internal floor area of your studio exceeds 15m2 then building regulations stipulate that the minimum distance to any boundary must be 1m. You will also need to allow 15cm at the rear for the gutter which must not go over the boundary

No. Studio interiors have pre finished wall and ceiling panels in white, with a durable and washable finish. The joints between panels are finished with a white UPVC trim. Please take a look at our Gallery to see photographs of the interior. The Hampton is left unfinished for you to paint with emulsion once it has been installed.

Yes. We simply ask that the ground is flat and reasonably level and that you remove any vegetation from the site.We can also install on concrete if this is already in place. We also ask that you email us photographs or a movie of the site where the Studio is to be installed, which need to be approved prior to confirmation. We can accommodate most situations provided we know in advance.

We can accommodate a gradient easily, however our buildings measure just under 2.5m high from the base to the top of the roof. So, if there is a height difference across the site of say 0.3m and we install using the high point as our datum, then overall the building will measure 2.8m high at the low end of the site. It is therefore important to level your site prior to our arrival if you want it to remain under 2.5m high.

Yes. All Contemporary studios are built complete with a consumer unit, lights, switches, sockets and an outside junction box. As a standard four double sockets are included with the Contemporary range. You can opt for brushed steel fittings directly into the walls as an optional extra with the Contemporary range. You simply need a local electrician to connect the junction box to your house.

The Hampton studios are built complete with lighting, switch, two double sockets and a junction box or external hook up plug.

Yes. We use a system specifically designed to be used under wooden flooring. Please ask us for a price on your chosen studio size. This optional extra is only available with the Contemporary range.

Yes. We use a combined air-conditioning and air source heat pump system. This provides both heating and cooling as the name suggests. Please ask if you would like this as an additional feature.

Please contact us for lead times. We will do our best to accommodate your specific requirements.

No. We just ask customers to answer a number of questions prior to the installation. If there are any issues, these can normally be ironed out with a phone call or an emailed photograph. This enables us to keep our lead times and costs to a minimum.

Our own in-house team do all the installations. We don’t use any subcontract installers.

We don’t produce a glossy brochure as we believe in protecting the environment, and of course there is a cost saving which we can pass on to our customers.
